Appraisal & CMA

The appraisal, from the comparables to the signed agreement: sales in from your Pricefinder CMA, the office library or by hand; the price checked against verified NSW sales; the proposal in your office’s logo and colours, previewed exactly as it prints; and a private link the vendor opens to read it and sign the agency agreement.

Live Live — in daily use in a working real estate office since 2026.

The workflow

Four steps, one document.

  1. 1

    Bring in the comparables

Import the Pricefinder CMA PDF you already have, pick sales from the office library, or add one by hand.

  2. 2

    Check the price

An indicative estimate from verified NSW Valuer General sales and a pricing model — a value, a likely range and a confidence score.

  3. 3

    The proposal

In your office’s logo and colours, in three lengths, previewed exactly as the PDF will print.

  4. 4

    Send it, get it signed

A private link for the vendor, and a “Let’s get started” page where they can sign the agency agreement on their phone.

The appraisal workspace on the assessment step: an indicative estimate of $800,000 with a likely range and a high confidence score on the left, and the proposal’s price page, “Our Assessment.”, previewing on the right.

Comparables

Start from the Pricefinder CMA you already have.

Import the Pricefinder CMA PDF and its sold comparables land in the appraisal with their prices, dates, land sizes, distances, bedrooms and bathrooms, and the photos from the PDF itself. A sale the office library already holds is reused, not added twice.

No PDF to hand? Pick from the office’s own library of sales — every one the office has imported or entered before — or add a sale by hand. The order you pick them in is the order they print, with your own comment under each one.

  • Pricefinder CMA import
  • Office sales library
  • Add a sale by hand
  • Your comment on each sale
The assessment step: an indicative estimate of $800,000, a likely range of $755,000 to $850,000, high confidence from fifteen verified comparable sales, and buttons to use it as the range or the list price.

The price

An estimate from verified sales, before you commit to a number.

On the assessment step, one click gives an indicative estimate from the NSW Valuer General’s verified sales near the property and a pricing model: a value, a likely range, a confidence score and how many sales it rests on. Use it as the guide range or the list price, or keep it as a check on your own figure.

It is labelled for what it is — an indicative estimate, not a formal valuation — and the price page says the same to the vendor.

The first page of a proposal: the office letterhead, the title “Opinion of Value and Marketing Proposal – 4 Lantern Court, Maclean”, and the welcome letter to the vendors.

The proposal

The office’s own proposal, exactly as it prints.

The Full Proposal carries the welcome letter, the office and the agent, the comparable sales and what is on the market, the local market snapshot, the price page, the ways to sell and the sale process, where buyers come from, the marketing, and what past clients say. Standard is the shorter run; Concise is the letter, the sales, the price page and the next step.

The preview beside the wizard is the PDF — the same pages, rendered by the same engine — so what you check is what the vendor gets. Your logo, colours and office details head every page.

  • Concise, Standard or Full Proposal
  • Live preview = the PDF
  • Your logo and colours
  • Local market snapshot from verified sales

The CMA document

Your Pricefinder CMA, made editable — with verified NSW sales beside it.

Import a Pricefinder CMA and it becomes an editable comparative market analysis in your office’s colours: the sold and for-sale comparables pages, with your comment on each sale and the source of the data in the footer of every page.

Add verified NSW Valuer General sales beside the imported ones: search around the property, filter by distance, date, price, land and type, add a sale by address, tick the ones that belong, and see the suggested range from your selection as you go.

Send and sign

From the vendor’s phone to a signed agreement.

From the last step, create a private link to the finished proposal and send it by SMS or email. The vendor opens the PDF on any phone or computer, and the office sees how many times the link has been opened and when it was last opened. A link can be revoked at any time.

The last page of every proposal carries a “Let’s get started” link. There the vendor can tell the agent they are ready, or open the agency agreement already filled in from the appraisal, check it and sign it on the phone — drawn with a finger or photographed from paper. The office gets the signed PDF, a task to counter-sign and a note on the vendor’s timeline.

  • E-signing works on the office’s own NSW agency agreement form once it is set up in the software — ask us about yours.
  • The auction agreement form is new and in testing.
  • Nothing is emailed: the vendor downloads the signed copy on the page, and the agent sees the signing in the app.

Running it

Built for a whole office, not one desk.

  1. Every agent, one price

Each person signs in as themselves, and A$170 a month covers the whole office, however many agents it has.

  2. Private by default

An agent sees their own documents and the ones they are named on; an office admin sees all of the office’s documents.

  3. Access that ends when someone leaves

Remove a person and their access stops within a minute. Two-factor sign-in is available.

  4. In any browser

The web app runs in any modern browser, on the office computer or a laptop at the kitchen table. A Windows desktop app is available on request.

Questions

What offices ask about the appraisal.

Do we need Pricefinder?
Not for the appraisal: comparables can come from the office library or be added by hand, and the estimate and the market snapshot use the NSW Valuer General’s verified sales. If the office has Pricefinder, its CMA PDF imports straight in — and the CMA document starts from one.
Is the estimate a valuation?
No. It is an indicative estimate from comparable sales and a pricing model, and it says so. A formal valuation can only be provided by a qualified valuer, such as a Certified Practising Valuer, and the agent stays responsible for the opinion of value they give the vendor.
Can the vendor sign the agency agreement on a phone?
Yes, from the “Let’s get started” link at the end of the proposal, on the office’s own NSW agency agreement form once it is set up in the software. The vendor draws or photographs their signature, and up to two owners can sign the same link.
What does the office see when the vendor opens the link?
How many times the link has been opened, and when it was last opened. The count includes every opening — a forward or a messaging app’s link preview too — so it is a guide to interest, not proof of reading.
Which areas does the verified data cover?
New South Wales. The NSW Valuer General’s recent sales are loaded for the postcodes the office works.
Do we have to install anything?
No. It runs in any modern browser. A Windows desktop app is available on request.
