Apprailty

Appraisal & CMA software · NSW

The appraisal workflow for NSW real estate offices.

Import your Pricefinder CMA, check the price against verified NSW sales, and send the appraisal in your office’s logo and colours, in minutes. One flat price for the whole office — however many agents you have.

  • Live in a working real estate office on the NSW North Coast since 2026
  • NSW Valuer General sales data
  • Imports your Pricefinder CMA
The appraisal workspace on the assessment step: an indicative estimate of $800,000 with a likely range and a high confidence score on the left, and the proposal’s price page, “Our Assessment.”, previewing on the right.

A new approach

Built with a working office, not in a demo room.

Most appraisal tools make the document look good and leave the number to you. Apprailty checks the number too: from the NSW Valuer General’s verified sales near the property and a pricing model, it gives an indicative estimate with a likely range and a confidence level, beside the comparables you chose.

Already have a Pricefinder CMA? Import the PDF and its sold comparables — prices, dates, land sizes and the photos — land in the report, so nothing is typed twice.

Then the office’s own voice: agent profiles, testimonials, and your logo and colours on a print-ready proposal, previewed exactly as it prints, with a link for the vendor to read it and sign the agency agreement on their phone. Every agent in the office works on the same data, in the browser.

No per-seat fees. One flat price per office, every agent included.

  • A$170 a month, unlimited agents
  • A$499 one-off setup: your logo, colours and office details
  • NSW Valuer General verified government sales
  • 2026 in daily use in a real office

How it works

From the comparables to the signed agreement.

  1. 1

    Bring in the comparables

Import the Pricefinder CMA PDF you already have, pick sales from the office library, or add one by hand.

  2. 2

    Check the price

An indicative estimate from verified NSW Valuer General sales and a pricing model — a value, a likely range and a confidence score.

  3. 3

    The proposal

In your office’s logo and colours, in three lengths, previewed exactly as the PDF will print.

  4. 4

    Send it, get it signed

A private link for the vendor, and a “Let’s get started” page where they can sign the agency agreement on their phone.

The suite

One workflow, from the first appraisal to the signed agreement.

Appraisal & CMA is live today. The pre-listing kit and the QR lead tool are built and in testing, and the rest of the suite is planned — each one badged for where it really is.

The assessment step: an indicative estimate with a likely range and a confidence score from fifteen verified comparable sales, ready to apply to the price page.

Value

Appraisal & CMA Live

The appraisal, with the number checked.

For the appraisal, import the Pricefinder CMA you already have — its sold comparables land in the report with their photos — pick from the office’s own library of sales, or add one by hand. The CMA document starts from that same import and adds the NSW Valuer General’s verified sales around the property: tick the ones that belong, and the suggested range updates as you go.

Then the estimate: a value, a likely range and a confidence score from verified sales near the property and a pricing model, applied to the price page with one click. The proposal previews live exactly as the PDF prints, in your logo and colours, and its last page links the vendor to the agency agreement — on the office’s NSW form, once it is set up — to sign on a phone.

  • Pricefinder CMA import
  • Indicative estimate and range
  • Proposal previewed as it prints
  • Verified NSW sales on the CMA
  • E-signing once your form is set up

Inform

Pre-list presentation In testing

What the vendor reads before you arrive.

A document the agent prepares once the appointment is booked: a letter with the meeting, the office and the agent, the local market, recent sales, the ways to sell and where buyers come from — sent as a private link or a PDF.

It is built on the same engine as the appraisal, from what the office already keeps. It is in final testing and not yet offered to other offices.

  • The meeting
  • Market snapshot
  • Recent sales
  • Ways to sell
  • Agent and reviews

Built, and being checked in the app of the office it was made with — not yet offered to other offices.

Retain

Vendor portal Planned

After the listing: the vendor’s own window into the campaign.

A sign-in for the vendor once the property is on the market: enquiries and open-home numbers as they come in, the documents the campaign needs in one place, and the marketing spend against what was agreed.

It is the part of the sale where vendors otherwise ring for an update.

  • Enquiries and inspections
  • Shared documents
  • Spend against the agreement
  • Notifications

Promote

Agent profile Planned

A page for each agent, kept current by the office data.

The office already keeps every agent’s profile, photo and reviews for its appraisals. The plan is to turn those records into a public page per agent — listings, past sales, testimonials and awards — with nothing to update twice.

One address to put on a signboard, a letterbox drop or a social post.

  • Listings and past sales
  • Testimonials
  • Awards
  • Contact form

Capture

Lead generation In testing

From a QR code on a flyer to an appraisal request.

A flyer or signboard QR code that opens a short appraisal-request page: the owner enters the address, sees an indicative range where the data supports one, and leaves a name and phone for the office’s leads inbox.

It is built as a separate tool and in testing with one office; handing a request over to the appraisal is planned.

  • QR flyers
  • Appraisal-request page
  • Leads inbox

Built as a separate QR-flyer tool and in testing with one office; connecting it to the appraisal is planned.

Also built on request

For offices with a property-management arm: Rental presentation, Rental spotlight, Tenant’s guide. Not on the roadmap as a dated release — ask, and we scope it with you.

The principle

An appraisal should start from what actually sold nearby, look like the office that sends it, take the time it takes to make a coffee — and cost the same whether two agents use it or twenty.

What Apprailty is built around

Pricing

One price for the office. Not one per agent.

Per-seat tools charge around A$33 an agent each month, so an office of 8 pays A$264 a month for one module. Apprailty is A$170 a month for the whole office, however many agents join.

Setup

A$499 once

Paid when the office goes live.

  • Your logo, colours and office details on the letterhead and page headers
  • Agents, testimonials and marketing library loaded
